How we calculate these figures
Sales are Dubai Land Department transactions in the group Sales, by registration date; value is the registered price in AED. Price per sq ft is the median of price divided by registered area, only for areas above 10 m² (1 m² = 10.7639 sq ft); land plots are excluded from all prices per sq ft except their own row. Price changes are shown only for the same property type with at least 30 sales on each side; area price comparisons use ready apartments over 4 weeks. Ready and off-plan follow the registration type; apartments are flats, and commercial and other covers offices, shops, hotel rooms, hotel apartments and whole buildings. Mortgages and gifts are all registrations in those groups. Price bands use the registered sale value. Valuations are property valuation records by date. Weeks run Monday to Sunday (ISO weeks); comparisons are with the previous week and the same ISO week a year earlier. Areas are Dubai Land Department districts. Every figure is based on at least 3 records; values from fewer records are not shown. Percentage changes of counts need at least 30 records in the comparison period; with fewer, the entry is marked “new” (new or little activity, no meaningful % change), and changes above +300% are shown as “>+300%”. Figures for recent periods can change when late registrations arrive. Valuations of units by area: Dubai Land Department property valuations of units (property type Unit) in the last 4 weeks, for areas with at least 3 valuations; valuation per sq ft is the median of the valuation divided by its area (over 10 m²) and is compared with the median sale price per sq ft of units sold in the same area and weeks, each median from at least 3 records. (Data: Dubai Land Department open data (valuations, transactions).) Valuations of land by area: Dubai Land Department property valuations of land plots in the last 4 weeks, for areas with at least 3 valuations; valuation per sq ft is the median of the valuation divided by the plot area (over 10 m²) and is compared with the median sale price per sq ft of land sold in the same area and weeks, each median from at least 3 records. (Data: Dubai Land Department open data (valuations, transactions).) Location premium of sales: median price per sq ft of ready apartments sold in the last 4 weeks whose DLD record names a nearest metro station, shopping mall or landmark, compared with ready apartments without such an entry; shown only with at least 30 sales on each side; names of stations, malls and landmarks are not shown. (Data: Dubai Land Department open data (transactions).) Residential sale price index, long-term view: monthly index values as published by the Dubai Land Department for all residential units, apartments and villas, with the value of the same month in every year since the start of the series; the change compares with the same month a year earlier. (Data: Dubai Land Department open data (residential sale index).)
Community names (for example Jumeirah Village Circle) are Zolia's own mapping of Dubai Land Department districts to the master project with the most sales over the last 24 months; the official district name is shown below each one. Districts without one clear community keep their official name.
