Notice for Clients
Your broker or brokerage uses Zolia and has sent you a short notice about your personal data. This page gives the full notice.
Who is responsible
Your broker decides about your personal data. If your broker handles your enquiry for a brokerage in the brokerage's office space, the brokerage decides. You can contact your broker directly about it.
What your broker uses
Your broker uses Zolia, a software service of Biturai L.L.C-FZ (Meydan Free Zone, Dubai), to keep track of your enquiry and to prepare messages. Biturai processes your data only on your broker's instructions.
Why your data is processed
- to answer your enquiry and provide the brokerage service you asked for (searches, viewings, offers, contract steps);
- to keep the records that the law requires brokers to keep.
Who receives your data
- Biturai, as your broker's service provider; your data is stored in the UAE (Microsoft Azure, Dubai);
- Amazon Web Services in the European Union, only to prepare AI drafts; your name and contact details are replaced by placeholders before, and nothing is stored or used for training;
- Meta, if you message your broker on WhatsApp;
- the brokerage your broker works for, and authorities where the law requires it.
Some messages may be prepared with the help of AI. The first AI-assisted message of each conversation says so and names the brokerage; AI never pretends to be a person. Your data is never sold; Biturai uses it only in anonymous statistics that do not identify you.
Identity documents and checks
If you send your broker an identity document, it is not passed to an AI language model: only its text fields, such as name, number and dates, are read automatically in the UAE, and a person checks them. If your broker verifies your identity online, an identity verification service checks the document and a live photo on your broker's behalf with automated, AI-supported methods in the European Union; the result is stored in the UAE and deleted at the service after at most one month. Reports from the UAE national KYC platform are never processed with AI. Your broker may use AI-supported checks that the law requires of brokers, for example of the source of funds; a person at the brokerage reviews every result and makes every decision.
How transfers outside the UAE are protected
AI drafts are prepared in the European Union, where the General Data Protection Regulation protects personal data. Before anything is sent, names and contact details are replaced, the content is not stored and not used to train AI models, and the connection is encrypted. An online identity check takes place in the European Union as well; its result is moved to the UAE at once and deleted at the identity verification service after at most one month.
How long your data is kept
Your broker keeps your data as long as it is needed for your enquiry and for the records that the law requires brokers to keep, and deletes it when it is no longer needed. You can ask your broker at any time to delete it, unless a deal or the law requires a longer period.
Your rights
You can ask your broker for information about your data and a copy of it, to correct or delete it, and to stop marketing messages. You can also complain to the UAE Data Office, the authority under the UAE data protection law, or to the authority that takes over its tasks.
