We do this with AI that is governed like a member of the team: with its own identity, clear permissions, a responsible person and an emergency stop.

Michael Steinbach is an entrepreneur with twelve years of continuous management experience. Since 2014 he has been managing director of a German commercial real estate company that holds, manages and lets commercial property. He also owns residential and investment properties and handles them himself, from acquisition and bank financing to management and letting, without external managers.
From 2020 to 2024 he ran his own group for property trading, furnished lettings and rental brokerage; in total he has bought and sold more than 20 properties. He built and sold a retail chain with three stores and held sole power of attorney (Prokura) at an international industrial group.
He has lived in Dubai since 2022 and has been owner and managing director of Biturai L.L.C-FZ since 2023. German is his native language, and he is fluent in English.

How we build
A small team with strict rules
The founder builds Zolia with AI coding agents under strict rules: architecture decisions are documented, every change runs through automated tests, and security reviews are part of each stage.
Biturai L.L.C-FZ works with an external tax advisor, and a UAE law firm reviews terms, data processing and data residency before the pilot.
Where we are
Built and tested. The pilot comes next.
The core platform is built and covered by automated tests, and it runs in a staging environment in Dubai. The next steps, in this order:
- Legal review of terms, data processing and data residency.
- A production environment in Dubai, with an external penetration test.
- The pilot with a small group of brokerages in Dubai, starting with the free Lead-Check.
- Market-data features with sources.
- E-invoicing through an accredited service provider, ahead of the UAE e-invoicing mandate.
