Dubai area data

How the area figures are calculated

Every figure on the Dubai area pages comes from Dubai Land Department open data and follows one definition from our metrics catalogue. This page lists each metric with its version.

Each figure is a count or median of registered Dubai Land Department transactions and rent contracts in the last 12 full months, shown only from 3 records, and an independent recalculation of at least 1% of the pages checks every release before it goes live.

Metrics

Number of transactions

How many transactions of the selected group have a registration date in the period. Records that the data quality rules mark as outliers are not counted.

Formula: Count of records

Version 2026.10.1

Dubai areas by registered sales

Median price

Middle value of the prices of the counted transactions: half of the prices are lower, half are higher. The middle range shows the prices from the 25th to the 75th percentile.

Formula: Median of the prices (an actual price in the middle of the sorted prices, not an average)

Version 2026.10.1

Dubai areas by median sale price

Median price per sq ft

Price of each counted transaction divided by its area in sq ft, then the middle value; comparable across sizes. As the price index: per month, per community or project and unit type, off-plan and ready apart.

Formula: Median of (price ÷ area in sq ft) per record, rounded to the smallest currency unit

Version 2026.10.1

Dubai areas by median price per sq ft

Number of registered rent contracts

How many rent contracts in Ejari for residential use (or without a stated use) have a registration date in the period. Contracts for offices, shops and other commercial use are not counted, nor are records that the data quality rules mark as outliers.

Formula: Count of records

Version 2026.10.2

Dubai areas by registered rent contracts

Median annual rent

Middle value of the annual rents of the counted contracts (the annual amount; without it the contract amount). The middle range shows the 25th to the 75th percentile.

Formula: Median of the annual rents

Version 2026.10.2

Dubai areas by median annual rent

Median annual rent per sq ft

Annual rent of each counted contract divided by its area in sq ft, then the middle value.

Formula: Median of (annual rent ÷ area in sq ft) per record, rounded to the smallest currency unit

Version 2026.10.2

Dubai areas by median annual rent per sq ft

Gross rental yield

Median annual rent per sq ft of apartments divided by the median sale price per sq ft of ready apartments, for the same place, unit type and period. Land, whole buildings, villas and commercial units are not counted, so that rent and price describe comparable homes. Only with at least 30 ready apartment sales and 30 apartment rent contracts with an area; with fewer, the reason and the number of sales are shown instead of a yield. Before costs, vacancy and fees; an indication, not a valuation.

Formula: Median annual rent per sq ft of apartments ÷ median sale price per sq ft of ready apartments × 100 (in percent, two decimals; at least 30 of each)

Version 2026.10.3

Dubai areas by gross rental yield

Number of registered projects

How many projects of the place or developer are in the project register, by register status (completed, under construction, planned, on hold, cancelled). Past completion date: the completion date in the register lies before the data date and the project is neither completed nor cancelled.

Formula: Count of projects in the register

Version 2026.10.1

Dubai areas by number of projects

Number of units in the register

How many units of the place, project or developer are in the unit register. Registered units, not units sold or for sale.

Formula: Count of units in the register

Version 2026.10.1

Dubai areas by number of units

Periods, minimum counts and checks

  • Period: the last 12 full months before the month of the data date; the comparison is the 12 months before that. A change is shown only if the comparison period has at least 30 records, and not above +300%.
  • The latest month is provisional for 14 days, because registrations appear later.
  • Minimum count: a figure based on fewer than 3 records is not shown.
  • An area gets its own page in search results once it has at least 30 registered sales (sales page) or rent contracts (rent page) in 12 months; below that the page is not indexed.
  • Before a new data release goes online, an independent second calculation recomputes at least 1% of the pages (at least 3) from the raw data of the same data state (records delivered later do not count). If one figure differs, the release is held back and the pages keep the previous release.
  • Outliers marked by the data quality rules are not counted. Medians are middle values, not averages; the middle range is the 25th to the 75th percentile.
  • Where a figure is missing, the pages give the reason with a number instead of a dash, for example “under 3” (fewer than 3 registered records) or “Land plots (28 of 29)” (the price per sq ft excludes land plots); areas without a valid value follow each ranking with the reason.

History since 2004 and yearly statistics

Sales per calendar year on the area pages cover the last 20 full calendar years. They come from the same open data file of registered Dubai Land Department transactions as the monthly figures and follow the same quality rules.

To check the history, we count the transaction file of the open data with the same rules as our import (file as of 19 Oct 2026, 1,804,321 records): number and value of sales, mortgages and gifts per year. The tables compare these totals with the yearly statistics of the Dubai Data and Statistics Establishment for 2010 to 2025. Each difference is a percentage of the statistics.

We found no published yearly totals for 2004 to 2009; the statistics table starts in 2010.

Sales (yearly statistics of the Dubai Data and Statistics Establishment) 2023–2025: count within 0.97% and value within 0.96% of the statistics. Largest difference in the count: −25.63% (2010).

Count and value of sale transactions of all property types (land, buildings, units, villas) in table 726556. Compared with the sale transactions of the DLD open data in the same year. Differences can come from the scope of the statistics (which procedures count as a sale) and from counting records instead of transactions.

Earlier years differ more. The statistics table does not describe its counting rules in more detail, so the tables show the differences as they are.

Published figures with a different scope

These published figures cover other things and are not compared with the transaction data:

  • All procedures in press releases: All DLD procedures including tenancy contracts; not comparable with the transaction data.
  • Investments in press releases: A separate figure of the press releases (number of deals and value); not comparable with the transaction data.
  • Mo'asher sales price index: Apartment sales only, as used for the index; not comparable with all transactions.

Area names

Brokers and buyers use market names such as JVC or Downtown; the Dubai Land Department registers the same places under other names. Each page uses the market name and shows the DLD name.

If an area spans several DLD areas, the page shows figures for each part. A part that is only a smaller place within a larger DLD area has no figures of its own; totals add up counts only and name their parts.

If the larger DLD area of such a part has figures on no other page, the part shows the figures for the whole DLD area, labelled “Figures for the whole DLD area”. They do not count in the totals of the place, in its search result threshold or in the rankings.

What the pages do not show

  • No single transactions, no unit numbers and no personal data.
  • No names of developers, brokers or brokerages; project names that contain a developer brand are held back for review.
  • No valuation of any unit and no buying or investment advice.
